Step 1 Register with us

We can also provide an EPC (£100) if you don’t already have one.

Step 2 Valuation

One of our property valuers with national experience will contact you and provide you with a free valuation.

Step 3 Photography & details

This option is up to you. You can decide whether you wish to send us photographs of the house from your last record, or we can arrange a visit with our wide-angle lens camera to take professional looking photos and commission a floor plan too. We’ll also ask for any additional information about the property such as; improvements, energy efficiency, works completed, or anything which you wish to add.

Step 4 Advertising

You have complete control whether you wish to test the market discreetly, or launch online including the web portals. Once we have prepared your details and they have been approved, you decide whether you want the property to be listed on over 20 national web portals including Rightmove, Zoopla and Prime Location – as well as our own website. These methods of advertising give UK and international coverage. Of course, we’ll make sure you’re completely happy before we launch the marketing of your property.

Step 5 Viewings

We believe the best person to show prospective buyers around a property is the owner. You can answer any questions about the house and area with much more detail – and in our experience buyers much prefer it. But if you’d rather, you can pay a little extra for one of our property attendants to join you or take your place.

After each viewing we’ll speak to the potential buyer – updating you with any information about offers or feedback as soon as we can. Feedback is important after any viewing – which you’ll be able to access online, and we’re always available to discuss ways to improve the viewing experience based on people’s comments.

Step 6 The sale

Once we have an interested party, our team will negotiate the highest possible price for you, informing you of any updates along the way. It's your decision to accept or reject an offer.

We will financially vet the applicant, and request proof of funds or mortgage arrangements where applicable.

We will not present an offer to you until we have all the required information from the buyer.

But it doesn’t stop there. We’ll oversee your sale all the way to completion – taking the stress out of the whole process.

There is an exclusive agency with this option of a minimum period of 10 weeks. That said, we’re so confident in our service, coverage and sales strategy, that you won’t want to look anywhere else.

Our key management process is secure and fast. We can collect the keys from you for a small fee or you can have them delivered to us (which is a cheaper option). Clients can send copies of the keys to us, guaranteed next day to our office:

We use an internal postal system to ensure keys are delivered to our attendants speedily and securely. All keys are sent with a unique code (given at time of your booking). This code allows the keys to be sent without any addresses, ensuring the security of the property whilst keys are in transit.

Upon completion of the appointment you can:

• Arrange to Hand keys over, to the tenant/buyer/other nominated, in person (fee applicable)
• Request the keys to be sent to an address by post (free, and a signed for postal service).

This is only required when the property is vacant or when the occupier is not available for access (post-notification of access required)
